Educational notes for homeowners. Not an insurer, not an agent, and not advice about your policy.

Why did my Chubb home insurance go up in Colorado?
A Chubb renewal in Colorado is two documents: the company’s offer, and Colorado’s rule for how much warning a non-renewal must give. The clock we re-read is 60 days, with the reason. The 2022 HO-3 average here was $2,079. That is not your premium.
COLORADO NOTICE
60 days, with the reason
C.R.S. § 10-4-110.7(3)
An insurer may not cancel or refuse to renew a homeowners policy unless it mails notice by first-class mail to the named insured, at the last address in its records, at least 60 days in advance. The notice must state the specific reasons. Cancellation for nonpayment is a 10-day notice with the reasons. House Bill 23-1174 changed the advance notice from 30 days to 60. House Bill 25-1205 says the Colorado FAIR plan association must comply with § 10-4-110.7, so the same notice rule is written into the plan’s duties.
Needs verificationNo Chubb rate order, exit, or moratorium specific to Colorado was confirmed in this review. Search SERFF and the Colorado Division of Insurance filing search. The absence of a row here is not an absence of a filing.
Nonrenewals25.1 per 1,000 policies in 2024, the highest zone rate
Nominal average premium per policy rose 74% from 2018 to 2024 in the Western zone, before the inflation adjustment. The 2024 average was $1,600. Inflation-adjusted change since 2018: 43.3% after inflation, the high end of the four zones.
Public rate filings are posted in SERFF Filing Access when a state participates. Search the company and the homeowners line. A filing is a request until the regulator acts on it. Unless a row above cites a regulator or company release, this review did not download that company’s SERFF PDF. [26]
If the admitted market will not take the house
Needs verificationColorado FAIR Plan Association. House Bill 25-1205 describes the FAIR plan association as a nonprofit unincorporated legal entity that provides property coverage when it is not available from admitted companies. Member insurers must participate. Colorado is not in the PIPSO fiscal-year 2024 policy-count table republished by Triple-I, so a current policy count needs verification. [11][22]
Find three dates: the date the notice was mailed, the date the policy expires, and the date the company says coverage ends.
Read the reason. “Underwriting reasons,” with nothing under it, is not an explanation you can appeal or fix.
Decide which letter you have. A nonrenewal, a mid-term cancellation, and a renewal that cuts coverage or raises the price are different notices, and states time them differently.
Keep paying the current policy until a new one is bound. A gap can put a mortgage into force-placed insurance, which protects the lender first.
Ask the company, in writing, for the declarations page, the replacement-cost estimate, and which rating factors changed.
If a mortgage company is on the policy, tell them you are replacing coverage before the old policy ends.
Shop admitted insurers. If you cannot find one, use the residual-market note on your state page. A FAIR plan or Citizens policy is often narrower than the policy you had.
Compare deductibles before you accept a lower premium. A percentage hurricane or wind deductible is a share of the dwelling limit, not a flat $1,000.
If the notice looks late or states no real reason, complain to the state insurance department and keep the envelope or the electronic-delivery record.
Ask about a mitigation credit only where the company will put the discount in writing: a new roof, opening protection, or defensible space, depending on the peril.
Why did my Chubb home insurance go up in Colorado?
Start with two different things: a Colorado rate change for Chubb, and a change in your own house (replacement cost, roof, claims, deductible, or coverage). The 2022 HO-3 average in Colorado was $2,079. It is not your premium and it is not a 2026 price. Any Chubb percentage confirmed for this state is in the filings section. If that section says needs verification, nobody on this page has read a Colorado order for this company. [22][26]
What is the non-renewal notice rule for Chubb in Colorado?
Chubb has to follow Colorado law, not a company timetable. 60 days, with the reason. [9][10][11]
What should I do in 2026 if Chubb nonrenews me in Colorado?
Count the days on the notice against the Colorado rule on this page, ask Chubb in writing for the reason and the rating worksheet, and do not drop the current policy until replacement coverage is bound. If you cannot find an admitted policy, read the residual-market note for Colorado FAIR Plan Association. Complaints go to Colorado Division of Insurance. [27][11]
