2024 RANK 8 · 2.5% · $4.39 billion
Why did my Chubb home insurance go up?
Eighth in 2024. Chubb’s book is weighted to higher-value homes, so a percentage comparison with a standard HO-3 average misleads.
The short answer
Chubb wrote $4.39 billion of homeowners direct premium in 2024, a 2.5% share. The HO-3 state averages on this site are for a common package, not for a high-value form. A Chubb increase still has to be explained by the company’s own rating factors and any approved rate change. [22]
2025–2026 filings and exits
Needs verificationNo 2025 or 2026 rate order or exit for Chubb was confirmed in this review.
Needs verificationNo Chubb rate order, withdrawal, or nonrenewal moratorium for 2025 or 2026 was confirmed in this review outside any state named above. That is not evidence the company filed nothing. Search SERFF Filing Access and the state department’s rate-filing search. [26]
Public rate filings are posted in SERFF Filing Access when a state participates. Search the company and the homeowners line. A filing is a request until the regulator acts on it. Unless a row above cites a regulator or company release, this review did not download that company’s SERFF PDF. [26]
Why homeowners rates are rising anyway
These are market-wide findings. They are not a Chubb rate filing, and they are not your renewal percentage.
In 2024, 715 homeowners companies with at least $50,000 of direct premium in a state had 103,289,334 policies in force and wrote $165.2 billion of direct premium, about $1,600 per policy. [19]
Adjusted for inflation, average premium per policy rose between 18.3% and 43.3% across NAIC zones from 2018 to 2024, which the NAIC describes as about 2.4% to 5.3% a year. The largest moves were in 2023 and 2024. These are zone figures. A street, a ZIP code, or one company can sit far from the zone average. [19][20]
Insurers reported 2,019,799 company-initiated homeowners nonrenewals in 2024. The rate per 1,000 policies rose between 96% and 216% by zone from 2018 to 2024. [19]
The latest state-by-state HO-3 averages republished by the Insurance Information Institute are for 2022, from NAIC data (a May 2025 NAIC study, as Triple-I describes it). The U.S. average was $1,569, up 11.2% from 2021. The figure is premium divided by house-years for the HO-3 owner-occupied form, and it includes state funds, residual markets, and some wind pools. The NAIC does not rank states and does not endorse rankings others draw from the data. [22]
Triple-I said on 17 December 2025 that structural replacement costs had risen nearly 30% over the prior five years, and it forecast 11.8% growth in homeowners net written premium for 2025. That growth figure is a forecast, not a closed result. [23]
In ISO data for 2023, republished by Triple-I, wind and hail were 42.5% of homeowners incurred losses, water damage and freezing 22.6%, and fire and lightning 21.6%. About 5.3% of insured homes had a claim. The ISO tables exclude Alaska, Texas, and Puerto Rico, so they are not a Texas loss split. [22]
What to do if the bill or the letter arrives
- Find three dates: the date the notice was mailed, the date the policy expires, and the date the company says coverage ends.
- Read the reason. “Underwriting reasons,” with nothing under it, is not an explanation you can appeal or fix.
- Decide which letter you have. A nonrenewal, a mid-term cancellation, and a renewal that cuts coverage or raises the price are different notices, and states time them differently.
- Keep paying the current policy until a new one is bound. A gap can put a mortgage into force-placed insurance, which protects the lender first.
- Ask the company, in writing, for the declarations page, the replacement-cost estimate, and which rating factors changed.
- If a mortgage company is on the policy, tell them you are replacing coverage before the old policy ends.
- Shop admitted insurers. If you cannot find one, use the residual-market note on your state page. A FAIR plan or Citizens policy is often narrower than the policy you had.
- Compare deductibles before you accept a lower premium. A percentage hurricane or wind deductible is a share of the dwelling limit, not a flat $1,000.
- If the notice looks late or states no real reason, complain to the state insurance department and keep the envelope or the electronic-delivery record.
- Ask about a mitigation credit only where the company will put the discount in writing: a new roof, opening protection, or defensible space, depending on the peril.

Why did my Chubb home insurance go up?
Eighth in 2024. Chubb’s book is weighted to higher-value homes, so a percentage comparison with a standard HO-3 average misleads. A higher bill can be a statewide rate change, a higher replacement cost, or a change in the rating factors on your house. Market-wide, inflation-adjusted premiums rose 18.3% to 43.3% by NAIC zone from 2018 to 2024, and Triple-I said replacement costs were up nearly 30% over five years. Those figures are not your percentage. [19][23]
Did Chubb leave my state in 2025 or 2026?
Needs verificationThis review did not confirm a 2025 or 2026 Chubb withdrawal or rate order. That is not proof the company filed nothing. Needs verification in SERFF Filing Access. [26]
What should I do if Chubb nonrenews me?
Read the mailing date, the expiration date, and the reason. Compare the gap with your state’s notice statute, keep the current policy until a new one is bound, and file a complaint with the state insurance department if the notice looks late or has no real reason. The legal entity named on the declarations page is the company that has to follow that statute. [27]
