Why did my Shelter home insurance go up in Texas?
A Shelter renewal in Texas is two documents: the company’s offer, and Texas’s rule for how much warning a non-renewal must give. The clock we re-read is 60 days for policies delivered, issued, or renewed on or after 1 january 2024. The 2022 HO-3 average here was $2,397. That is not your premium.
TEXAS NOTICE
60 days for policies delivered, issued, or renewed on or after 1 January 2024
Tex. Ins. Code § 551.105
Unless the insurer has mailed written notice of nonrenewal, or of renewal with a material change in coverage, at least 60 days before expiration, it must renew the policy at the insured’s request. The policy still ends if a replacement policy with another carrier takes effect. House Bill 1900 changed this clock from 30 days to 60 and applies to policies delivered, issued for delivery, or renewed on or after 1 January 2024. A policy last renewed before that date can still sit under the old clock. Section 551.105 is the personal-lines rule. Do not quote the commercial nonrenewal section in its place.
Needs verificationNo Shelter rate order, exit, or moratorium specific to Texas was confirmed in this review. Search SERFF and the Texas Department of Insurance filing search. The absence of a row here is not an absence of a filing.
Nonrenewals25.1 per 1,000 policies in 2024, the highest zone rate
Nominal average premium per policy rose 74% from 2018 to 2024 in the Western zone, before the inflation adjustment. The 2024 average was $1,600. Inflation-adjusted change since 2018: 43.3% after inflation, the high end of the four zones.
Triple-I notes that the Texas figure came from the Texas Department of Insurance, not the NAIC statistical agent series used for most other states. ISO cause-of-loss shares on this site exclude Texas.
Public rate filings are posted in SERFF Filing Access when a state participates. Search the company and the homeowners line. A filing is a request until the regulator acts on it. Unless a row above cites a regulator or company release, this review did not download that company’s SERFF PDF. [26]
If the admitted market will not take the house
Texas FAIR Plan Association. PIPSO counted 126,680 Texas FAIR Plan habitational policies in fiscal year 2024. Triple-I notes that the Texas FAIR Plan does not offer a commercial policy. Wind and hail in designated coastal counties are written by the Texas Windstorm Insurance Association, which is not the FAIR Plan. The county list needs verification on TWIA’s site before you assume a property is inside or outside it. [22]
Find three dates: the date the notice was mailed, the date the policy expires, and the date the company says coverage ends.
Read the reason. “Underwriting reasons,” with nothing under it, is not an explanation you can appeal or fix.
Decide which letter you have. A nonrenewal, a mid-term cancellation, and a renewal that cuts coverage or raises the price are different notices, and states time them differently.
Keep paying the current policy until a new one is bound. A gap can put a mortgage into force-placed insurance, which protects the lender first.
Ask the company, in writing, for the declarations page, the replacement-cost estimate, and which rating factors changed.
If a mortgage company is on the policy, tell them you are replacing coverage before the old policy ends.
Shop admitted insurers. If you cannot find one, use the residual-market note on your state page. A FAIR plan or Citizens policy is often narrower than the policy you had.
Compare deductibles before you accept a lower premium. A percentage hurricane or wind deductible is a share of the dwelling limit, not a flat $1,000.
If the notice looks late or states no real reason, complain to the state insurance department and keep the envelope or the electronic-delivery record.
Ask about a mitigation credit only where the company will put the discount in writing: a new roof, opening protection, or defensible space, depending on the peril.
Start with two different things: a Texas rate change for Shelter, and a change in your own house (replacement cost, roof, claims, deductible, or coverage). The 2022 HO-3 average in Texas was $2,397. It is not your premium and it is not a 2026 price. Any Shelter percentage confirmed for this state is in the filings section. If that section says needs verification, nobody on this page has read a Texas order for this company. [22][26]
What is the non-renewal notice rule for Shelter in Texas?
Shelter has to follow Texas law, not a company timetable. 60 days for policies delivered, issued, or renewed on or after 1 January 2024. [5][6]
What should I do in 2026 if Shelter nonrenews me in Texas?
Count the days on the notice against the Texas rule on this page, ask Shelter in writing for the reason and the rating worksheet, and do not drop the current policy until replacement coverage is bound. If you cannot find an admitted policy, read the residual-market note for Texas FAIR Plan Association. Complaints go to Texas Department of Insurance. [27][22]
